
PICK YOUR LOT
There are several things to think about when picking your lot. First, do you want to pick your lot and then design a house for that lot? Or would you like to make the lot suit your home design? Some of this decision will be based on budget, but the rule of thumb is simply to pick a nice lot with a very nice view in an area you would like to live and most design/build/construction management companies can show you ways to shape the lot to fit your plans. If you are going to be building on an extreme slope, or some other natural obstacle, then of course the home will have to accommodate this. Below you will see a diagram showing you some of the typical slopes found on Duluth lots in both the Hidden Creek Preserve and Cedar Ridge Estates. What you should keep in mind is that if you are building on a flat lot, you will have more options open to you. You will likely be using a slab foundation. If the lot is slightly sloped, you might want to use a basement foundation. If there is a moderate to extreme slope, you may end up using a walk-out basement.
